Project details: We were approached by the maintenance team at Malmaison Liverpool to carry out a full review on the VRV installation at the hotel. This particular building had suffered repeated breakdowns which resulted in significant repair bills. In the 6 short years from date of installation the repair bills had escalated to over 90K. Several different organisations, including the manufacturer, had visited site to carry out similar reviews prior to our visit.
We attended site with an open mind and applied our knowledge and experience of the equipment to resolve the issues. It was clear to us that something fundamental was wrong that had been missed by other companies. We began to look at the installation, operation and maintenance of the equipment. We found basic errors made at each stage of the design, installation, commissioning and maintenance of the equipment. We were able to find as installed documentation showing the incorrect installation of the site. This provided the hotel management team valuable information to seek corrective works. We were able to explain clearly, in a comprehensive report, all the issues identified as a problem and advise on recommendations to correct the errors.

Project details: We were approached by NG Bailey – Facilities Services who where managing this 10 story multi tenanted office block. The tenants had been complaining of erratic temperature control for many years. Facility management/maintenance engineers had also complained of lack of understanding of the system and controls.
Following a site visit we were able to identify heat stratification as the major cause of erratic temperature control. This phenomena should have been foreseen at the design/installation stage and counter measured by installing remote room sensors, and programming indoor units for high static fan operation. We were charged with fitting remote room sensors to the indoor units and reprogramming all required field settings.
We recreated a control strategy to meet the building and tenants requirements, setting up the VRV equipment to achieve this. The iManager system had been poorly commissioned to the point where it was detrimental to comfortable temperature control. We reprogrammed the iManager system to allow the control strategy to be executed resulting in immediate improvement to overall temperature control.
We continued to support this site through maintenance and troubleshooting services.
